I am a firm believer that you cannot operate a business on property that is zoned residential. The STR uses local resources at residential rates and not commercial rates. STR rentals only have to have residential insurance. I wonder if an insurance carrier found out the house they cover is residential. The house burns down. Would that insurance carrier cover that house? If my house went with it would STR insurance carrier my house? I could go on and on about this. One thing is for sure. Small town communities are disappearing quickly. How do we co-exist?
Excellent! I am fascinated at how county Commissions just ignore settled and/or case law. I have a friend who's multi-family apt bldg in Swannanoa, was without water or power or gen back up (as req for the electric exterior doors). She needed AirBNB's to survive after weather mod hurricane Helene.
I survived my townhouse being destroyed in H-Charley in 2004, because my boss was traveling and I was able to go to her house with my two cats for a week until I found an apartment. There really isn't anything quite like coming home from work (they wouldn't let me leave the office to rescue my cats) after a storm, and finding a waterfall in every room. I had drywall sheets falling out of the ceiling while I chased your cat all over the house, missing us by inches. In three days everything was covered with black mold.
And then there's the fixed income retirees who could use the income from renting mother-in-law or guest apartments. That's an upside for older folks who are one of the greatest casualties of economic warfare. I guess I'm a fan of short term rentals.
Please stay on top of this at least in Raleigh about this....If you can. Many of us would appreciate it.
